Alhamdulillah, baru sekejap tadi terima copy valuation report untuk rumah kedua aku iaitu Astaria Apartment kat Ampang. Market value untuk apartment ni adalah RM115K…. harga masa aku menang auction hari tu adalah RM85K…. beza adalah RM30K. Not bad, dalam plan ingat nak jual jer apartment ni maybe tahun depan…. boleh rolling beli apartment lagi. Good news is apartment ni pun dah ada penyewa…. bermula bulan September 2009, sewa RM650/month…. monthly payment kat bank baru RM360… ada balance lagi RM290… wow boleh tahan…. tapi tak tolak lagi maintenance fee RM87 + aku hire orang untuk manage apartment ni.
Alhamdulillah sewa dah start masuk… tapi loan belum disburese lagi… bolehlah makan sewa dulu…:)
Satu lagi apartment aku kat Shah Alam baru siap minor repair lepas tenant lama keluar…. sekarang dalam proses mencari tenant baru. Untuk apartment ni semua urusan jual beli dah settle, loan pun dah disburse… RM260/month.
Sekarang ni tgh target apartment yg ke-3… lepas 2 kali percubaan gagal sebab 2 unit yg aku bida sebelum ni withdrawn…. harap2 yg ni ada rezeki. InsyaAllah target aku untuk mempunyai 3 rumah sewa tahun ni akan tercapai…. moga2 tahun depan akan lebih cergas. Target dalam 5 tahun boleh dapat 20 buah rumah… hahaha… logik ke? boleh tu….
